Pre Purchase Inspections

At the end of the inspection, we’ll draft a report with our findings.

Our reports are comprehensive, INCLUSIVE of photos of potential/existing issues (if any), have detailed comments, and may even help you dodge a bad deal that could cost you thousands in repairs

Handover Inspections

Our highly trained inspector undertakes a thorough inspection of the property. Any aspects of the construction that do not meet industry standards are added to the defect report.

Our descriptions are clearly worded and the correct trade responsible is identified.

Termite Control

Invasive Inspections

Recommended when active termites or damage are suspected in areas such as wall cavities or when a more thorough inspection is needed prior to purchase.
 
Common Tools for inspection will include – torches, moisture metres and cameras.

Wrecking-Building

Dilapidation Reports

It records any existing damage, and the state of any particular aspects of the property that are likely to be affected by construction work, excavation or demolition.

These reports are normally carried out on nearby properties both before work begins, and after it’s finished. Comparing the two reports offers a clear picture of any damage that might have occurred as a result of building, excavation or demolition work

    What your Inspector should be doing for you at your inspection:

  • Looking at all aspects of your property internally and externally.

  • Gain access to the subfloor area if there is one (more common in older buildings/dwellings and dwellings on sloping sites). Inspection of the roof void if one is applicable to your building/dwelling.

  • These two areas of your property are very important areas to be inspected as they can show in particular problems which could arise at later stages long after your purchase.

  • If your inspector does not look in these areas they are not carrying out a true and thorough inspection.

  • Problems which could occur and/or be problems at the time of inspection include sub floor drainage; ventilation; water leaks to wet areas and termite activity (We recommend a licensed Pest Inspector also carry out a thorough inspection). These issues can cause decay to timber floor framing members and lead to mould which can also cause decay.

  • Settlement and movement to floor framing and supporting members which will reduce the long term structural integrity of your building.

  • The roof void needs to be inspected to identify water leaks into the roof cavity. This can only be located from within the roof space, with evidence of staining and damage to ceiling linings and roof framing members.

  • Insulation covering light fittings, termite workings and damage to roof and wall framing members (again we recommend a licensed Pest Inspector also carry out a thorough inspection).

  • These two areas as well as the external and internal elements of the property make up an accurate report to give you, the purchaser, the information and conditions of your property.

  • It should be noted that all inspections should take into consideration the age and materials used at the time of construction. Also the condition of these materials at the time of the inspection in relation to other buildings/properties of the same age and adjacent locations.
